Drywall Patching and Touch-Up Painting for Commercial Spaces

Patch and paint is the small repair job that follows tenant moves, door swings, moved furniture and removed signage: fill the hole, sand it flush, prime it and touch up the paint so the wall looks untouched. It covers a few spots at a time, which is the difference from repainting a full room or building.

The quality of a patch is judged under side lighting. A hole filled and painted with a slightly different sheen or a rough sanding shows up as a shadow along the corridor. A tidy repair feathers the compound well beyond the hole, primes it so the paint does not soak in unevenly, and uses a roller on the touch-up so the texture matches.

Colour is the tricky part. The wall's original colour has faded since it was painted, and a fresh can of the same code can look different. When a spot repair does not blend, the neat answer is to paint the whole wall from corner to corner. A good quote tells you which approach each area needs.

What the work includes

  • Filling nail holes, anchor holes, dents and door-handle impacts
  • Cutting out and patching larger damaged drywall sections with backing
  • Applying joint compound in thin coats and sanding with dust control
  • Priming the repair so the finish coat has an even surface
  • Touching up with matched paint, rolled to blend the texture
  • Repairing corner bead and damaged outside corners
  • Painting full wall panels where spot repair would show
  • Cleaning dust and leaving the area tidy before the next shift

How the work goes, step by step

01

Send the repair list

Share photos of each spot, the room names and any leftover paint or colour codes.

02

Check the walls

Each repair is assessed for size, wall type and whether a spot touch-up will blend or the whole wall needs paint.

03

Written quote

Spot repairs, larger patches and full-wall repaints are listed separately with their prices.

04

Patch, prime, paint

Compound is applied in thin layers, sanded and primed, then painted after drying.

05

Final look

Repairs are checked under raking light and any visible edges are corrected before sign-off.

What changes the price

Size of each repair
Nail holes are quick, but larger cut-outs need backing, multiple coats of compound and drying time between.
Number of spots
A long list of small repairs in one visit is more efficient than separate trips.
Paint matching
A custom colour or old paint needs sampling and a test patch.
Wall height and finish
High ceilings need ladders, and textured walls take longer to match than smooth ones.
Wall condition
Moisture, mould or crumbling drywall may need a different fix before patching.
Occupancy
Working around furniture, in shared corridors or after hours adds time.

What a good quote spells out

  • Spot repair versus full-wall repaint stated for each area
  • The colour source, such as a sample or an existing code, and how the sheen is matched
  • Whether primer is used on every patch
  • How drywall dust is controlled in occupied spaces
  • How larger drywall damage or moisture problems are handled or referred

Patch & Paint: questions people ask

Can a small hole be patched without repainting the wall?

Often yes, if the colour and sheen are matched and the touch-up is feathered. If the wall is old or the colour is unusual, the patch can show and a full-wall repaint looks better.

How long does a drywall patch take to dry?

Thin coats of compound dry within hours, but larger repairs need several coats and a day or more between steps. Quick-set compounds speed things up for small jobs.

What is the difference between patch and paint and a repaint?

Patch and paint fixes specific damaged spots. A repaint covers whole walls or rooms. A quote should be clear about which one applies to each area.

Who fixes water-damaged drywall?

Small, dry stains can be sealed and touched up. Wet, soft or mouldy drywall means the source needs fixing and the damaged section replaced, which may need other trades.
