THE PROBLEM

Three bulbs, one scuff, one sticky door. Three separate trade calls.

Nobody will handle all of them in one visit. So you let the small stuff pile up. The pile turns into a $4,000 deferred-maintenance project that should have cost $400 when it was still small.

OUR APPROACH

One visit. Cross-trained tech. Everything under $2K handled.

Cross-trained facility technician handles the light-maintenance trades in one visit. Monthly or quarterly preventive visits batch small issues efficiently. Licensed-trade referral when the job actually requires one.

FAQ

Frequently Asked Questions

What kinds of work do you handle?+

Light maintenance that does not legally require a licensed trade. Examples: bulb and ballast replacements, ceiling tile swaps, patch-and-paint of walls, caulking around windows and fixtures, door hardware (hinges, closers, kick plates, handles), basic plumbing (faucet washers, toilet flapper, P-trap clearing), picture and signage hanging, furniture assembly, minor drywall patching, weather stripping, bathroom accessory installation.

What do you NOT do?+

Anything that legally requires a licensed trade: structural electrical work (new circuits, panel work), plumbing rough-in or connections to supply/drain lines, HVAC system repair, gas fitting, fire suppression, elevator work, structural carpentry, or permitted renovations. If a job requires any of these, we flag it and refer to a licensed trade.

What is the average ticket size?+

$150-$600 per visit for typical requests. Bulb relamp jobs run $200-$400 depending on building size. Patch-and-paint jobs $300-$800. Most jobs under $2K. For anything over $2K, we provide a written quote before starting.

Can you schedule recurring preventive visits?+

Yes. Many facility managers book a monthly or quarterly Steadle visit to batch small issues. Our technician arrives with a pre-submitted task list, works through it, and the visit is billed on fixed hourly or batched pricing. Very efficient vs. one-off service calls.

Do you provide supplies and materials?+

For typical items — bulbs, tubes, ceiling tiles, paint, caulk, hardware — we bring stock based on the ticket description. Specialized items (specific wall color, obsolete fixtures) we quote separately. Buildings with standing color/material lists stored on file make the process seamless.

Can you work in occupied commercial spaces?+

Yes, that is most of what we do. Technicians carry drop cloths, HEPA vacs for dust control, noise-aware tools. Work is scheduled around tenant hours where needed.

How do I request work?+

Email, online portal, or direct call to your account manager. For multi-property portfolios, we set up a dedicated ticket queue per property with designated facility contacts who can submit requests.

About Steadle

A Handyman Service Actually Built for Commercial Facilities.

Steadle was started because facility managers told us the same thing: "I do not want to call an electrician for three bulbs, a painter for one scuff, and a carpenter for a sticky door. But I cannot find anyone who will do all three in one visit."

Steadle technicians are cross-trained in the light-maintenance trades. One call. One visit. One invoice.
